The Board of Directors of Spring Creek Condominium Association Inc. BOARD MEETING Saturday, February 8 2025 at 10am Pool Side

CALLED TO ORDER 10:13AM

AGENDA: Insurance Agent Daniel Baum will be at the meeting around 10:45a to perform an in person Q & A forum for insurance renewal in March 2025 to address the drastic increasing cost due to adding wind coverage.

There IS a subsequent Google Meet Q & A meeting scheduled for those who can’t attend, for Wednesday February 12, 2025 from 630pm to 730pm.

Old business;

1. BOI FINCEN report filing, Completed

2. Court date February 17, 2025 for lien of 3801. The $25000.00 fine will ask the court to reduce or remove by providing all issues that caused the delays between City Inspector, Contractor and Architect.

3. Assessment Reminders sent via letter, text, email and spreadsheet, placed at each owner’s door. Only 1 owner has not paid and not responded.

4. Gustavo has been installing hooks for fire extinguishers, if still need please advise. Problem is some don’t have plates attached to the extinguisher to hang will be updated in August for those without plates.

New Business:

1. Roof for 3761, supplies and materials have been delivered, expect to begin work soon. City is requiring Asbestos test be done before granting permit, cost will be added to bill.

Various Other Matters.

Q & A WITH INSURANCE AGENT DANIEL BAUM

Advised that 2 weeks before renewal which is March 1st will have concrete costs to provide to the Association.

Applied to Citizens but will not accept Association because Phase 1 & 2 roofs are flat and over 15 years old.

The law stated they must have 100% coverage and have 1 quote for silicone paint at $38 thousand each but not sure if the city will allow it because of the age of the roofs. Have had 3 other vendors come out still waiting on their quotes for painting with silicone and replacing cost. verbally stated each roof since phase 1 & 2 buildings are the largest cost $160 thousand minimum to replace.

Question: possibly get another advisor

Ans: owner David will check and get back to me with a possible person. Since kinda late may not have proper time to get a different agent.

Question: can we put off hurricane coverage for another year, yes But would be out of compliance with the law again and this will affect owners who may want to sell.

Question: Options for other coverage higher premium because of high risk,

Ans: last year quoted $150 thousand have to wait Possible worst case maximum $240 thousand minimum $130 thousand.

Question: Most carriers have contracts signed not in hurricane season

Ans: preferred because of risk.

Question: if Association gets coverage at higher cost can we cancel later and get money back or what is that process.

Ans: depending on carrier risk and when may get 25% or more and start the process for new policies; if after June 1 if with Citizens NO have to wait for current policy to end.

Question: explain roof to wall connection

Ans: Each building has own coverage, 2 types #1 connection roof joint and masonry and # 2 openings Hurricane windows or attached roll down shutters preferred and Hurricane doors (most do not have, most original doors since 1974)

Question: how do we know what is needed

Ans: Had 2 Inspection done

One by SOCOTEC and another by Precise Home Inspection Services; both reports noted in detail the roof issues and buildings needing waterproofing sealing, painting and repairs to pergolas.

Question: explain about the doors and windows

Ans: all doors may need replacing because not hurricane proof but if have roll down shutters on the lanai may not need to be replaced; and the windows that need replacing are older jalousie windows without roll down shutter.

Question: can Association be in default if can pay the monthly premium.

Ans: no because usually finance for 12 months because Association cannot pay for entire premium. Association receives late notice from the finance company and if paid before 30 days late the policy will remain enforced.

Question: what about the Florida Grant program

Ans: to even apply need to have hurricane coverage in place. Once insured Bianca will apply for the grant, if approved and received will be used for phase 1 & 2 roof.

Question: What about Wind Mitigation

Ans: will need to redo the report after each repair or upgrade or replacement of roof, windows and doors.

Question: Is it possible to get loans for roofs phase 1 and 2

Ans: will have to check with Banks have an outstanding loan for 3771,3781, 3791 roof and see what they say.

Daniel asked to send him Approved Budget 2025, will do asap. Need board review and approval.
