Parking Notice: There are 102 parking spaces and 52 Condominiums; Residents are assigned 1 Owner parking space (white) and given a parking permit accordingly; residents are allowed 1 guest spot (yellow) if needed and given a parking permit accordingly; Once Spring Creek Condominium Association has been provided with the proper information regarding each vehicle. If an owner/renter changes their current vehicle the Association must be notified and provide proper information of such changes within 7 days, if not the said vehicle will be towed at owner’s expense.


The guest spots belong to Spring Creek Condominium Association Inc. Owners are not allowed to grant access, loan out or give permission or in any way govern the use of any guest space.

If a resident has a guest that is staying more than 7 days a guest pass will be given to hang in the car. If a guest will be staying beyond 30 days, they will need to fill out an application for occupancy. If a vehicle is parked on the property without a parking permit or if proper notice is not provided to the Board of Directors, the vehicle will be towed at the owner’s expense.

Phase 3: No Parking in the driveway designated for City of Sunrise trash pickup and for washing vehicles.  No parking in space designated as no parking in front of 3781.

No Parking in the spot between Phase 1 and Phase 2. Which is also designated to not hinder City of Sunrise trash pickup and for washing vehicles.

DO NOT PARK BEHIND ANY RESIDENTS CAR AT ANY TIME, BLOCKING THEM FROM LEAVING AT THEIR LEISURE. IF VIOLATED CAR WILL BE TOWED AT OWNER'S EXPENSE.

Delinquent Assessment

This notice is to advise all owners who have not paid in full assessment of $711.53 for roof of 3761 which began in November 2024.  All notices were posted at each quad, emailed, and posted on the website.  Be advised you will be sent to collections on February 15, 2025, if no prior arrangements have been made. See notice below originally sent August 2024 which gives details of all assessments.

NOTICE: BECAUSE WE ARE WORKING ON A SCHEDULE TO COMPLETE BUILDING NEW ROOFS AND PAINTING AND FUNDING RESERVES. IF ANYONE IS OVER 45 DAYS LATE ON ASSESSMENT WITHOUT ADVISING THE BOARD AHEAD OF TIME with a VALID REASON, OWNER WILL BE SENT TO COLLECTIONS.

  1. Assessment will begin November 2024 through January 2025 for 3761 Roof replacement, 37000.00 divided 52 owners = $711.53 collected over 3 months; November December January -$237.17. complete by February 2025.

  2. Fund Reserves $25000.00 div 52 owners = 480.76 collect over 6 months; March, April May June July August - 80.12

  3. Painting /prep work waterproofing   $100000.00 div 52 owners = $1923.07. Collect over 10 months March April May June July August September October November December - $192.30

    1. Board Voted Unanimously to approve the Assessments for funding the reserves and painting. Motion Austin S. and 2nd Blake S. (beginning March through August 2025 for funding reserves $80.12 and painting, preparation work, pergolas and waterproofing beginning March through December 2025 $192.30.

    2. (TOTAL 6 months at $272.42 and 4 months at $192.30.
