NOTICE: MONTHLY BOARD MEETING MINUTES

The Board of Directors of Spring Creek Condominium Association Inc. called to order at 10:18am Saturday, October 26, 2024 at 10am Pool Side.

In Attendance: Board Members: Blake Suder Pres., Paul Marcelin VP, Lisbeth Morales, Bernadetta Barahona, Austin Scott

Old business;

  1. Concrete restoration completed October 17, 2024. Waiting on final inspection from the City of Sunrise.

  2. New roof at 3801 began Monday October 21, 2024. Project began as scheduled and ongoing.

  3. Painting: Engineers noted there are cracks and now Mr. Ware is using sealant to seal. But before painting can commence some concrete restoration and pergola work must be done, which will be more costly than just painting the buildings. Will get 3 quotes planned to begin by the end of 2025. So far I have 1 quote at over $100,000.00. so, the cost will be in that neighborhood. Will began in January of 2025 to get other quotes.

    1. Roof for 3761 NW 84th Ave $37000.00 total 711.53 divided into 3 months $237.17 beginning November, December 2024, and January 2025. Notices have been sent to all Owners.  3 quotes before proceeding have 3 quotes, Zroofing provided quote $37500(increase due to cost of materials), outdo builders gave verbal quote of $50000, and Vincent Ware roofing gave verbal quote of $35000.

    2. ****A., board unanimously approved motion Austin S. 2nd Blake S.  will lock in cost and sign contract with Zroofing.

  4. Repeating: Issue at 3841 1H,2H snake still stuck in pipe under floor, will be repaired possibly by end of November 2024. Owner is aware of our financial situation and is willing to wait.

  5. Our Bylaws now state there are 9 board members, discussed to contact our attorney to lower that number to 5 and what that process would look like before the Annual meeting next year. Also checking with the attorney about changing the Credit Score to 670.

Assessment schedule UPDATES;

NOTICE: BECAUSE WE ARE WORKING ON A SCHEDULE TO COMPLETE BUILDING NEW ROOFS AND PAINTING AND FUNDING RESERVES. IF ANYONE IS OVER 30 DAYS LATE ON ASSESSMENT WITHOUT ADVISING THE BOARD AHEAD OF TIME with a VALID REASON, OWNER WILL BE SENT TO COLLECTIONS.

  1. 1.        Insurance wind coverage will be added November OR December 2024 depending on when new roof 3801 is completed, because of the mandatory 30day waiting period after the gap in coverage (since October 2023) for Florida.

    1. ***A. ask our insurance agent about Castle Key provider when adding wind coverage? Will send an email to the agent.

  2. Assessment will begin November 2024 through January 2025 for 3761 Roof replacement, 37000.00 divided 52 owners = $711.53 collected over 3 months; November December January -$237.17. complete by February 2025.

  3. Fund Reserves $25000.00 div 52 owners = 480.76 collect over 6 months; March, April May June July August September 80.12

  4. Painting /prep work waterproofing   $100000.00 div 52 owners = $1923.07. Collect over 10 months March April May June July August September October November December $192.30 completed January 2026.

    1. Board Voted Unanimously to approve the Assessments for funding the reserves and painting. Motion Austin S. and 2nd Blake S. (beginning March through September 2025 for funding reserves $80.12 and painting, prep work and waterproofing beginning March through December 2025 and January 2026 $192.30.

    2. (TOTAL 6 months at $272.42 and 4 months at $192.30.)

New Business:

  1. Upcoming Roof Work: Starting October 21, 2024, roof repairs will begin at 3801 NW 84th Ave. To ensure a smooth process, please park in designated guest spaces or on the swale if you typically park in front of 3801 or the three spaces adjacent to the pool. The workers will need access and want to ensure no harm comes to your vehicles.  (Residents complied)

  2. Fire Extinguisher Verification: Our insurance provider requires proof of properly mounted fire extinguishers in each kitchen. You have two options:

    1. Gustavo can install and photograph the extinguisher for you.

    2. Install and photograph it yourself, then email (springcreekcondo@gmail.com) or text the image.

    3. ***Resolve by scheduling phase 1,2,3 for a Tuesday or Wednesday when Gustavo is here to mount and take picture. Will send out email or text to get done asap.  (Some owners have already complied but all 52 units must mount and provide picture to be forwarded to current insurance company.)

 Various Other Matters.

  1. The State of Florida now requires board members to complete a 4hour certification annually along with 1 hour of continuing education and must sign a form as proof that they have read the condominium documents (Bylaws, Articles of Incorporation, Rules and Regulations). Must be completed by June 30, 2025. If not will be on the board and not eligible to be on board till completed.  

  2. All 10 recertification reports were finally accepted by the City of Sunrise as of October 24, 2024.

  3. 3851 3861 3871 3881 roof needs repairs. The Board decided to research the cost to do silicone coating until it can be replaced.

  4. Pool filters need to be replaced, our pool company is researching and will replace asap. Due to new Broward Health regulations that will be effective January 1, 2025.
