Notice: September 2024 Monthly Meeting Agenda

The Board of Directors of Spring Creek Condominium Association Inc. will be holding: Board Meeting on Saturday, October 26, 2024 at 10am Pool Side.

***ALL BOARD MEMBERS ARE REQUIRED TO ATTEND***

AGENDA:

Minutes and financial read from the last meeting.

Old business:

  1. Concrete restoration completed October 17, 2024. Waiting on final inspection from the City of Sunrise.

  2. New roof at 3801 will begin Monday October 21, 2024.

    1. ASSESSMENTS

      1. Roof for 3761 NW 84th Ave $37000.00 total 711.53 divided into 3 months $237.17 beginning November, December 2024, and January 2025. Notices have been sent to all Owners.  3 quotes before proceeding have 3 quoted, Zroofing, outdo builders, and Vincent Ware roofing, will provide more details in the November meeting.

      2. Repeating:   Assessment to fund Reserves March 2025 amount possibly $25,000.00 over 6 months $481.00 (52 units); monthly $80.12

      3. Repeating: Possible Assessment to cover windstorm insurance addition to Master Policy. Amount uncertain at this time, will know more details when the roof is replaced at 3801 most likely in the first week of October. Hopefully the increase will be 2x what paying now, which is $46000.00 and payments now $4100.00 monthly will probably be about $9000.00 monthly.  

    2. Repeating:  Issue at 3841 1H,2H snake still stuck in pipe under floor, will be repaired possibly by end of November 2024. Owner is aware of our financial situation and is willing to wait.

    3. After the project is completed at 3801 will be writing a letter to Mayor and commissioners to complain about how the process has been prolonged because every time City requested a change it was costly to Association and then once Association complied there was something added that was not requested before.  Will discuss more at the next meeting.

    4. Phase 1 electrical lighting problem; Electrician resolved it a wiring issue. The lower lights keep tripping the breaker and will either cap and eliminate then rewire.

      1. Resolved:  Electrician detected that the ground wires were faulty.   Repaired by digging 18 inches deep and about 12 feet and replacing and covering wires in PVC pipes; replaced broken timers upgraded to digital timers which are more precise allowing lights to be synchronized and include a backup battery. (No need to have someone physically reset every time, which ensures all residents safety.)

PLEASE DO NOT STORE ANYTHING IN THE METER ROOM.


Proposed Assessment schedule UPDATES;

  1. Insurance wind coverage will be added in November OR December 2024 depending on when new roof 3801 is completed, because of the mandatory 30day waiting period after the gap (since October 2023) for Florida.

  2. Assessment will begin November 2024 through January 2025 for 3761 Roof replacement, 37000.00 divided 52 owners = $711.53 collected over 3 months; November December January -$237.17. complete by February 2025.

  3. Fund Reserves $25000.00 div 52 owners = 480.76 collect over 6 months; March, April May June July August September 80.12

  4. Painting /prep work waterproofing   $100000.00 div 52 owners = $1923.07. Collect over 10 months March April May June July August September October November December $192.30 completed January 2026.


New Business:

  1. Upcoming Roof Work: Starting October 21, 2024, roof repairs will begin at 3801 NW 84th Ave. To ensure a smooth process, please park in designated guest spaces or on the swale if you typically park in front of 3801 or the three spaces adjacent to the pool. The workers will need access and want to ensure no harm comes to your vehicles.

  2. Fire Extinguisher Verification: Our insurance provider requires proof of properly mounted fire extinguishers in each kitchen. You have two options:

    1.  Gustavo can install and photograph the extinguisher for you.

    2. Install and photograph it yourself, then email (springcreekcondo@gmail.com) or text the image.

  3. Visitor Notification: Please notify the Association if you are expecting visitors staying 7-10 days or longer.
