SCCA Inc. Meeting Minutes

The Board of Directors of Spring Creek Condominium Association Inc. held a closed BOARD MEETING on Monday, February 24, 2025, at 7:00 p.m. via WhatsApp.

Attendance:  Blake Suder President, Paul Marcelin VP, Keilysha Harris Secretary, Bianca Mercado Treasurer, Lisbeth Morales Board Member, Austin Scott Alternate, Anita Jones

Agenda

1. Insurance Quote

  • Received quote for $109,680.38 for full coverage, including wind.

  • Current monthly payment is $4,500.00; projected payment as of March 1, 2025, is around $10,000.00 monthly.

  • Board approved a motion to accept the quote (1st Blake, 2nd Bianca).

  • Unanimous approval to accept the quote.

2. Increase in Monthly Maintenance

  • To cover additional insurance costs, the board approved a motion to increase monthly maintenance by $100.00 per owner (1st Blake, 2nd Bianca).

  • Effective April 1, 2025, the new monthly maintenance fees will be:

    • 1-bedroom units: $535.00

    • 2-bedroom units: $550.00

  • Unanimous approval to increase monthly maintenance.

3. Magistrate Hearing

  • Paul Marcelin and Anita Jones attended a Magistrate Hearing on February 17, 2025, to request a reduction in a $25,000.00 fine.

  • Paul explained the reasons for delays between the city inspector, architect, and contractor, and requested that the fine be dismissed.

  • The Magistrate reduced the fine to $2,600.00, to be paid in 6 months.
