First Notice Of Annual Meeting And Election Of Directors Of Spring Creek Condominium Association, Inc. And Procedure For Qualifying Board
To All Members:
On Saturday January 11, 2025, at 10:00 A.M, at the Association’s pool, located at 3801 NW 84 Avenue Sunrise, Florida, 33351, the Annual Meeting of the Association will be held for the purpose of electing directors, and such other business as may be lawfully conducted. Subsequent to this “FIRST NOTICE” you will receive a “SECOND NOTICE OF ANNUAL MEETING” which Notice will specify the agenda and advise of other important information concerning the Annual Meeting.
The purpose of this Notice is to advise you of the date, time, and place of the Annual Meeting and Election and to inform you of the process for qualifying for the Board.
Qualifying For The Board
On or before December 2, 2024, you must give written notice to the Association, either by certified mail, return receipt requested, personal delivery, U.S Fist Class mail, facsimile, telegram, or other method of delivery, of your desire to run for the Board. The Association’s mailing address is:

The enclosed “Notice of Intent to be Candidate for the Board” may be used for that purpose. You may submit an Information Sheet, not to be exceed one side of one page, which shall be no larger than 8/12 inches by 11 inches, containing your qualifications and/or platform for office. Should you choose to submit an Information Sheet, you must do so on or before December 7, 2024.
The Information Sheet, if submitted and Ballot will be mailed to voting members, with the Second Notice of the Annual Meeting, not less than fourteen (14) days prior to the date of Annual Meeting.
Please note the following statutory restrictions on eligibility:
Under the provisions of the Condominium Act, co-owners of a unit may not serve as members of the board of directors at the same time unless they own more than one (1) unit or unless there ar4e not enough eligible candidates to fill the vacancies on the board at the time of the vacancy. Any unit owner desiring to be a candidate for board membership must be eligible to be a candidate to serve on the board of directors at the time of the deadline for submitting a Notice of Intent to Run in order to have his or her name listed as a proper candidate on the Ballot or to serve on the board. A person who has been suspended or removed by the Divisions under this chapter, or who is delinquent in the payment of any monetary obligation due to the association, is not eligible to be a candidate for the board membership and may not be listed on the Ballot. A person who has been convicted of any felony in this state or in a United States District or Territorial Court, or who has been convicted of any offense in another jurisdiction that would be considered a felony if committed in this state, is not eligible for Board membership unless such felon’s civil rights have been restored for at least five (5) years as of the date such person seeks election to the Board. Additionally, a person charged by information or indictment with a felony theft or embezzlement offense involving the Association’s funds or property shall not be eligible for the Board while such charges are pending.
TIME SUBMISSION OF A NOTICE OF INTENT TO BE A CANDIDATE IS REQUIRED TO BE ELIGIBLE FOR THE BOARD OF DIRECTORS.
