Late Fees
Maintenance payments are due on the 1st day of each month. Payment can be made via check, money order, website (includes convenience fee), or via Zelle (springcreekcondo@gmail.com).
After the 5th day of the month, a late fee of $25 will be added. The late fee will be enforced. If late fees accumulate for 3 months, owners will be turned over to collections and be responsible for all costs incurred for this process.
The late fee was added to the Certificate of Amendments to the Declarations of Condominium and Certificate of Amendments to by-laws. Please see the amendments passed at the 2018 Annual Meeting held on January 13, 2018 and were witnessed and notarized on February 13, 2018.
The Association has been quite lenient, but it is unfair for some owners to pay late and the rest pay in a timely manner because the Association has a responsibility and duty to pay obligations on time.
Community Notices
Pest control comes every 2nd Saturday monthly, usually around 8am to 9:30am.
Please walk dogs off the property on the street side of the hedges. Broward County has a leash law. All dogs must be on a leash at all times. Residents must pick up all solid pet waste and dispose of appropriately.
Ladders are for official Association use only. Special exceptions can be made during emergencies (ie. hurricanes). It is imperative to advise airconditioning contractors that they need to bring a 30 foot ladder with them.
Do not feed the ducks. Anyone caught will be fined $100.
Please be courteous to your neighbors and keep noise to a minimum.
Garbage/Bulk pickup: Please break down or flatten boxes.
Use the recycling bins in accordance with local regulations. If one bin is full, use the other bins located in Phase 3 between Phase 1 & 2.
Bulk pick up is every Thursday on the swale for large objects. Do not place any large objects such as sofas, chairs, appliances in or around trash bins. Anyone caught violating this will be fined $100.
If you use the BBQ, you are responsible for cleaning it.
Plumbing: Phase 3 recently had an issue caused by someone flushing a face towel. This resulted in the entire building to have showers and toilets backed up with sewage. The cost associated with the back up was $1127.30.
This is a strong reminder that nothing other than toilet paper should be flushed down the toilet. It is your responsibility to make your guests aware of this regulation. To be clear, DO NOT flush: sanitary pads, tampons, baby wipes, flushable wipes, disinfecting wipes, cleaning wipes, paper towels, washcloths, diapers, sponges, etc.
Garbage Disposal: Be mindful that the disposals empty garbage out into the same drain as the toilets. Any large pieces and/or grease should be placed into your garbage can.
Parking: Residents are assigned 1 owner parking space (white) and given a parking permit accordingly.
Owners, please park in available guest spots before parking on swale, utilize Phase 1, 2, and 3.
Residents are allowed 1 guest spot (yellow) if needed and given a parking permit accordingly. The guest spots belong to Spring Creek Condominium Association. Owners are not allowed to grant access, loan out or give permission or in any way govern the use of any guest space.
If a resident has a guest that is staying more than 7 days, a guest pass will be given to hang in the car. If a guest will be staying beyond 7 days, they will need to fill out an application for occupancy. If a vehicle is parked on the property without a parking permit or if proper notice is not provided to the Board, it will be towed at the owner’s expense.
