Monthly Meeting Minutes June 8, 2024
The Board of Directors of Spring Creek Condominium Association Inc. met for monthly board meeting Saturday, June 8, 2024 at 10am Pool Side.
In attendance:
Board Members: Blake Suder president, Austin Scott, Lisbeth Morales, Bianca Mercado, and Anita Jones
Owners: Jorge Wong, Janet Barbalaco, Narmada Sahadeo, and Gary Ferrara.

Minutes and Financial read; from last meeting.
Old business:
1. Received from SOCOTEC last requested forms for City of Sunrise June 6, 2024 Outdo Builders picked up June 7, 2024 waiting for city to approve
2. Inspected 3801 flat roof, flashings water pooling at scuppers and vent stacks with roofing contractor, chose Zroofing paid initial 20%, contact signed, permit process has begun, submitted to City of Sunrise. Once done will add windstorm coverage to Master Policy.
3. Assessment $716.46 May/June collection has been good and will be sending out notices to owners not paid yet on June 14, 2024. Board decided to send certified mail to all 14 who’ve made no payment. On June 10, 2024. See attached letter.
New Business:
1. ASSESSMENTS notices / MAINTENANCE increase
Roof for 3761 NW 84th Ave possibly $37000.00 total 711.53 divided into 3 months $237.17 beginning September, October, and November 2024. Decided to vote on in August after update about the Grant from State of Florida in July for condominium associations
Maintenance increased $10.00 per owner beginning August 2024, 1 bedroom $435.00 2 bedroom $450.00. Motion Bianca, 2nd Blake; all approve, I (yes) unanimous
Assessment to fund Reserves March 2025 amount possibly $25,000.00 over 6 months $481.00 monthly $80.12. Decisions will be voted on early 2025 and solidify the amount and time allotted to pay.
Possible Assessment to cover windstorm insurance addition to Master Policy. Amount uncertain at this time, will know possibly in July hopefully the roof will be completed so we can move forward. Decision will apply with Citizens through our insurance agent.
2. 3851 thru 3881 cracks sealed.
3. 3801 cracks sealed over the window where the tile is.
4. 3821 1C plumbing issue resolved pipe in master bathroom replaced.
5. 3821 1C tile cracking and popping in master bedroom, tested and found no dampness or moisture beneath, Owner will repair.
6. 3861 1C pipe to mainline repaired still under warranty.
7. Issue at 3841 1H,2H snake still stuck in pipe under floor, will be repaired possibly by end of July 2024.
Various Other Matters:
1. Condo pilot program offered by state of Florida, Bianca says opens in July 2024, may help reduce insurance if needed roof repairs completed with funds if approved. Bianca will update at the next meeting.
2. Federal Grant no update, stipulation on federal grants deterred owners from wanting the board to move forward.
3. Questions about what Receivership and what that would mean for the Association.
