MEMBERSHIP AND MONTHLY MEETING: Minutes 

The Board of Directors of Spring Creek Condominium Association Inc. was called to order at 10:17am Poolside, Saturday, November 23, 2024.

In attendance: Board Members Blake Suder Pres., Paul Marcelin VP, Lisbeth Morales, Bernadita Barahona, Austin Scott, Bianca Mercado, Keith Gregory, Keilysha Harris

Owners present; Jairo Martinez, Cheerise Moore, Janet Barbalaco, Michelle Harding, Mohsen Rostami, Gary Ferrara, 13 Proxies

Agenda Membership meeting: called to order 10:17am.

Proof of Notice of meeting: sent via email, mailed, and posted ate each quad.  Notarized and on file.

Tally of Ballots total final:  38 YES AND 5 NOS

(BREAK DOWN OF YES VOTES, 15 OWNERS DROPPED OFF BALLOTS

10 IN ATTENDANCE AT MEETING, 13 PROXIES TOTAL 38)

SIGNED AND NOTARIZED AND SENT TO ATTORNEY TO FILE CHANGE.

Old business;

1. Concreate restoration completed October 17, 2024. Waiting on final inspection from City of Sunrise. Final inspection received approval

2. New roof at 3801 began October 21, 2024. Waiting on final inspection City of Sunrise, waiting on approval from City of Sunrise.

3.   Painting: Engineers noted there are cracks and now having Mr. Ware using sealant to seal. But before painting can commence some concreate restoration and pergola work must be done, which will be more costly than just painting the buildings. Will get 3 quotes plan to begin by end of 2025. So far have 2 quotes around $95000.00 to $100,000.00. so, cost will be in that neighborhood. Will be getting other quotes by January of 2025.

4.   First Notices for Annual meeting have been sent and posted.

5.   An assessment notice and spreadsheet have been sent via email or hand delivered to owners without emails. And posted at each quad. A corrected email and spreadsheet sent via email.

6.   Fire Extinguisher Verification: Our insurance provider requires proof of properly mounted fire extinguishers in each kitchen. You have two options:

  • Gustavo can install and photograph the extinguisher for you.

OR         

  • Install and photograph it yourself, then email (springcreekcondo@gmail.com) or text the image.  Still working on this issue, this is for the existing fire extinguisher that has been inspected. We have a limited window to complete and report back to insurance company, if not done will affect the total cost everyone pays for coverage, remember these condos were built and have no sprinkler system inside and the insurance company just want to have assurance that in case of a fire especially the kitchen there is an extinguisher available.  

7.  Repeating:  Issue at 3841 1H,2H snake still stuck in pipe under floor, will have repaired possibly by end of year 2025. Owner is aware of our financial situation and advised is willing to wait.

8.  PLEASE DO NOT STORE ANYTHING IN THE METER ROOM.

New Business:

1.   Wind Insurance addition options, Our agent Daniel Baum will be here to assist in the process of adding wind coverage and advising cost and best way to implement.   

  • As of now the Association does not have wind (hurricane)coverage. Have property, crime, umbrella liability and workman’s comp.  Issues facing now after completing roofs at 3801 and 3761. Will be in better position, but 3811-3841 and 3851-3881 both are over 15 years old and may not be compliant, will need to obtain wind mitigation reports stating good for at least 5 years may be eligible for wind coverage. Aiming for Citizens but may not qualify if do not have all roofs compliant.  Cost is the big issue and the Board could be held liable for not having wind coverage.  Possibly looking at $148000.00. if Citizens would have to meet their criteria and possibly looking at $107000.00 to $125000.00.

  • Our policy is due for renewal in March 2025

  • Citizens Process? Have to submit application 30 days ahead to possible, meaning must start in January 2025.

  • Things that may help with getting coverage: All condos have hurricane windows or roll down shutters, hurricane doors, this will help get a discount on policy.

2.   The State of Florida has opened the Pilot Program, Bianca has started the process, but we need a vote and show approval from each board member to proceed. Blake S. motioned and Jairo M. 2nd.

Unanimously approved to go forward with applying for State of Florida Pilot Program.  

3.    Various Other Matters.

  • If you use the water hose in front of your quad, TURN OFF THE WATER AT THE FAUCET. Reminder all owners pay for the water and unnecessary leaving the water faucet on.

  • BOI FINCEN Board will complete by 12 31 2024.

  • Assessment paid a/o 11 22 2024 over 30 owners either paid in full or monthly installments or paid half.

  • DO NOT PARK BEHIND ANY RESIDENTS CAR AT ANY TIME, BLOCKING THEM FROM LEAVING AT THEIR LEISURE. IN FUTURE WILL HAVE CAR TOWED.

  • OWNER AT 3821 1D requested to address the board concerning renting his place before the 2 year mandatory wait period due to financial issues. Answer: Board said NO cannot go against our Bylaws. Will see about working with some type of payment arrangement to temporarily assist.
