MONTHLY MEETING minutes SCCA INC. 10AM POOLSIDE

Called to order at 10:19am

Old business;
1. Filing with city for local Grants, found majority owners would not qualify for local. Bianca and Emoni gave reports. Both waiting for July opening gathering information for Federal Grant and state grants.
2. Emoni has received for the Association a free pallet of Mulch and 125 plants to revitalize areas necessary. Awaiting date. Still awaiting, once received will have a day of upgrading the neighborhood.
3. Proposals for the multiple roofs and /or only 3801 need to decide. Board is looking at cost for each proposal estimate given. Board reviewed spreadsheet from 3 vendors see copy attached, chose Z Roofing total 37,100.00, divided by 52 units 716.46, 14-day notice for 2 payments due May 1 and June 1,2024. Send out email letter by Monday April 15, 2024. Motion by Bianca, 2nd by Lisbeth, all 8-board member voted yes.
New Business:
Assessment for 3801 roofs see cost per owner will be provided. (See notes #3 old business). Because the City of Sunrise is overseeing every phase of the roof issue at 3801 and this process has been ongoing since July 2023. Association has had to involve Structural Engineering firm (SOCOTEC and hire contractors to provide what the city of Sunrise is requesting and the permit process has been intense, tedious, through and costly. Association has no choice but to comply with every new request, permit submitted and denied because no one wants another Surfside so being overly cautious.
Update on permit process, permit to repair 3801 2A finally submitted on April 12,2024 now 7 to 10 business days review and hopefully can complete work soon.
Plumbing issues at 3861 1C,2C pipe needs to be replaced now waiting for estimate from Plumber hope to complete by 1st week of May. Issue at 3841 1H,2H snake still stuck in pipe under floor, will have repaired by end of June 2024.
Various Other Matters.
The original discussion for Assessment was for 4350.83 for roofs, painting, parking lot see copy attached proposal. Board investigated local and federal grants. Decided to not put all at once because the Reserves need to be funded also, discussed adding $26,000.00 at $500.00 per 52 units over 3 months at $166 or 6 months at $84.00 for later this year beginning say August or September or next year depending.
